Orillia was incorporated as a village in 1867, but the history of what is today the City of Orillia dates back at least several thousand years. Orillia is located on the shores of two connected lakes, Lake Simcoe and Lake Couchiching. The city has a population of 35,000 people.
The city is known as the "Sunshine City", and its large waterfront attracts many tourists to the area every year, as do a number of annual festivals and other cultural attractions. While the area's largest employers are Casino Rama and Ontario Provincial Police, overall economic activity in Orillia is a mixture of many different industries including manufacturing, government services, customer service and tourism.
The city is located on the Trans-Canada Highway which has made it a strategic location for transportation

The city of Orillia seems to be experiencing a major building boom if a new development report is any indication. The recent staff report shows a total of 49 projects on the books, including two new hotels.
The abundance of proposed projects illustrate that the waves that swept over Barrie a decade or two ago while lapping Orillia's shores are now washing over the city. The city is definitely riding a bit of a boom cycle. Residential, industrial, commercial (building) is as high as it's been in decades. According to the officials, the city is experiencing record building numbers and housing starts. While also benefiting from a council that seems committed to keeping up that momentum.
While the city has received applications for the 49 projects, they are all not at the shovels in the ground stage. There are projects that have been on the books for years, but sometimes they go quiet. But the city tries to keep them active.
The land is approximately 18.8 ha in area and is located on the north side of Memorial Drive, west of Woodland Drive, east of Highway 11 in the city of Orillia. The property currently is sparsely treed, with the ground steeply sloping from the south to the north, with approximately a 28m drop from the southern limit to the northern limit of the property.
Based on the current zoning of the land, minimum lot area per unit is 185m2. Therefore, theoretically it is possible to build 730 units in the residential area. However, it is planned to build 36 units per hectare because of the required common areas and access roads. This means the number of units before rezoning, is somewhere around 486 units.
It should be noted that the sanitary sewer and water main system for the land is designed for 656 units. Therefore, after rezoning, number of units could be increased by 170.
In addition to these units, it is planned to build up to 6000 m2 commercial units in the south east corner of the land.
